The client's brief for this project was for JJA to design a "casual beach house". The challenges here are the unusually shaped site and the existence of a large 2-storey neighbour's house to the north which potentially creates privacy and overshadowing issues. These challenges have been overcome in the design firstly by exploiting the 2 distinct geometries of the site boundaries in the building's form, and secondly by creating a 2 storey external void in the centre of the plan with a reflection pond at it's base - this becomes the primary natural light source for the house.
The building's form is determined by the orientation of the site. Allowing sun into the back garden was critical so the rear of the house is kept as single storey, and the roof to the north-east of the 2 storey void pitches down to maximise on sun penetration.
During the design phase of the project JJA built a physical form model, which includes the neighbouring houses, to demonstrate how the sun penetrates into the living spaces even in the depths of winter.
